How Simonton Products Fail - and How We Fix Them

Simonton builds a solid window, but the Florida climate does not care about reputation. Here’s what we see on houses across Vero Beach, from the older block homes off 12th Street to newer construction near Grand Harbor:

  • Simonton ProSolar shash weight bearing rusts at the coupling. The coastal salt air gets into the vinyl track and corrodes the steel coupling that holds the sash weight. You’ll feel a double hung that moves fine until it’s about six inches from the top, then stops dead. The fix is a new coupling and a dry lube on the tracks, not a total replacement.
  • Reflections hardware snap rings vibrate loose. Simonton’s Reflections 5500 line uses a snap ring on the crank mechanism that does not tolerate the micro-shaking from hurricane winds and daily cross-breezes. The crank spins free, the window won’t close, and the homeowner assumes the gearbox is shot. Most times it’s a $12 snap ring and a tension adjustment, but that takes a tech who’s taken the operator apart before.
  • Both Low-E panes fog from wicking seals. On Simonton units older than about twelve years, the desiccant strip inside the frame spacer wicks moisture from the humid Vero Beach air and saturates. The first sign is a crescent of fog along the lower corner that comes and goes with the heat of the day. Once the seal’s wicking, it’s done; we replace the insulated glass unit, not the whole window, and your frame stays in place.
  • Simonton Madeira casement hinges bind at the lower pivot. The cast zinc hinge pins oxidize when the weep holes clog with pollen and sand, which happens every spring in Indian River County. The crank turns harder each month until the homeowner is shouldering the sash closed. We clear the drain, replace the hinge pin, and re-seat the sash square.
  • StormBreaker frames flex on out-of-square block openings. Simonton’s StormBreaker Plus line is built beefier than standard vinyl, which means it does not forgive a rough opening that’s 3/8″ out of square.
