How Pella Products Fail - and How We Fix Them

  • Multi-point lock misalignment on Architect Series and 350 Series doors. We see this more than anything else in Vero Beach. The door sags a fraction of an inch as the house settles or the hinges wear, and suddenly the top and bottom shoot bolts don’t line up with their keepers. The fix is rarely the lock itself. It’s re-shimming the frame, adjusting the hinge plates, and resetting the panel so all three points engage without forcing the handle. The fix is new Pella-spec weatherstripping, properly seated in the frame channel, plus a track cleaning and roller adjustment so the panel rides level. A lot of contractors will caulk the gap and call it a day. Caulk won’t fix a compressed gasket.
  • Improperly set rough openings on new-construction Pella doors. We get called out to doors that were installed by builders who didn’t follow Pella’s shim spacing requirements. The frame is out of plane by a quarter-inch or more, so the panel binds at the top hinge side in summer, the weatherstrip gap opens at the bottom latch side in winter, and the warranty was likely voided from day one. We pull the casing, reset the frame with proper shim placement, check the reveal on both sides, and reinstall. It’s a full-day job and it’s worth doing once instead of fighting the door every season.
  • Glass seal failures on Pella doors with decorative or divided-light panels. When a seal fails on a Pella door, you don’t get a draft. You get a fogged panel that looks dirty from the inside and won’t clean up. On doors with divided lights, that means ordering an insulated glass unit with muntins applied to match the original pattern.
